Colorado enacted a new law to protect renters and help to avoid evictions.
The new law includes:
1. Landlords can only increase rent once every 12 months.
2. Renter can claim the landlord violated the “warrant of habitability” law as an affirmative defense to eviction and paying the rent.
3. An eviction summons must include resources for eviction assistance.
4. Landlord must disclose the amount of late fees on rent in the lease.
5. Landlord must have a court order to lock a renter out of the house.
