Colorado Property Tax Exemption for Seniors

Eligibility criteria for the Colorado Property Tax exemption are broad.  

Colorado seniors are eligible for a property tax exemption if they are:

  1. At least 65 years old on January 1 of the year in which he or she qualifies;
  2. Are the current property owner of record:
  3. Have been the primary occupant for at least ten consecutive years prior to January 1.

The property need only be declared exempt once and that declaration will carry forward every year. If you meet the criteria above, you may apply using a Short Form Application. However, if you are a surviving spouse of an eligible person, or if your spouse is the owner but you qualify, or if the property is owned by an estate planned trust, you must apply using the Long Form Application. Applications must be submitted to your county assessor’s office.
